Knowledge of Homes Prior to Being Listed
As a member of Top Agent Network (limited to the top 10% of Realtors on the North Shore) and active participation in “Off-MLS”, the @properties proprietary network app and the North Shore brokerage firms exempt lists, I learn about many homes each day not yet on the market. I use these resources as well as network with other North Shore agents and connect with local residents to find my buyers homes BEFORE they even hit the market!
Creative and Innovative Techniques to Locate Homes for My Buyers
When necessary, I don’t stop with networking – if still nothing turns up, I will send handwritten notes to areas and/or properties that may be of interest to possibly catch a homeowner thinking about selling. I will also purchase Facebook ads targeting a geographic area in the hope of finding a homeowner wishing to sell a home matching my buyer’s preferences. I invest my time and money to utilize these creative and assertive tactics to ensure my buyers find the perfect property!
Knowledge of Current Inventory
I make it a point to tour new listings as they come on the market. I also track homes as they go under contract and/or close so that I can provide you with the best data upon which to make decisions.
I am Local
Nothing can take the place of an actual resident with an intimate knowledge of the North Shore. I live on the North Shore, drive down its streets each day, participate in many community organizations, and have three active children involved in many activities. In my travels, I gain anecdotal information often helpful to my buyers. I know Wilmette, Glenview, Northbrook, Northfield, Kenilworth, Winnetka and Evanston. Also, since I am local, it is easy for me to preview homes on your behalf (and will gladly do so upon request and for my out of town buyers).
Important Intelligence on Home and Area
Once found, I try to vet every potential home and its location for flooding issues, proximity of sexual offenders and anything else that might affect your enjoyment of the home or its resale ability. Of course, I cannot identify every single potential issue every single time (so this is not a guarantee that no condition exists affecting your resale or enjoyment) but I do my very best to arm you with as much knowledge and information as possible.
Enhanced Value Analysis and Negotiation Strategy
I provide a detailed analysis of comps and hyper-local market data, as well as recommendations on offer price and terms prior to negotiating for your home. As a licensed attorney, I have lots of negotiation experience and have a strong track record of getting my clients an awesome result! My techniques have worked well and I even have a few tricks up my sleeve for multiple offer situations (I haven’t lost one yet for a client).
From Contract to Close
After the price and terms are settled, a myriad of details and players enter the picture – inspectiors, appraisers, attorneys, financing issues, property and transfer tax considerations, Village ordinances and even vendor quotes and recommendations. I manage all the players and all the details so you don’t have to!
